What is included in the price?
- Provision of all bedding, duvets and covers, sheets, pillows towels and tea towels for the duration of your stay
- All heating costs including fuel for log/coal burner
- All electricity

If you are ready to make a Booking:
- Check Availability
- Complete the Booking Form and press the Send button to e-mail it to us, OR print out and complete the form offline and then phone to provisionally book.
- The required dates will be held for seven days to allow for receipt of a 10% deposit and the booking form if not already sent by e-mail.
- Upon receipt of the deposit the rental will be secured and an invoice dispatched.
- Payment of the balance is due 8 weeks prior to arrival.
For bookings less than 8 weeks in advance the full payment is due immediately.
We regret we do not have a payment card facility.
Arrival and Departure
Please arrive after 1600hrs on day of arrival and vacate by 1000hrs on departure day.

Pets
Well behaved pets are welcome at no extra charge but please consider others and:-
- Restrict them to the ground floor
- Keep them off the furniture
- Do not leave pet/s unattended or exceptionally only in utility room.
- Remove all evidence of pet/s from house and garden before leaving.
Smoking
Smoking is not permitted.
Terms and Conditions
- Any booking is made on the basis that the property is to be occupied by the holidaymakers for a holiday and the holidaymakers acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
- Payment of a deposit constitutes a binding contract and the Client remains liable for the full charge. In the event of a cancellation by the Client refunds of amounts paid will be made if the owner is able to re-let the property and any expenses or losses incurred in doing so will be deducted from the refundable amounts. The Client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party's belongings, public liability etc. since these are not covered by the owner.
- The Client agrees to be a considerate tenant and to take good care of the property ensuring that the accommodation, its equipment and utensils are left in a clean condition and the accommodation returned to the same state of cleanliness and general order in which it was found.
- The Client shall report to the owner or his representatives without delay any defects or breakdowns in the equipment or appliances and every effort will be made for repair or replacement. The Client undertakes to pay for any damage incurred during their occupancy.
- The number of persons using the accommodation shall not exceed the maximum number stated on the booking form.
- The property owner reserves the right to cancel any booking and in the unlikely event that this should become necessary a full refund of the booking will be made.
- The property owner or his representative shall be allowed access at any reasonable time during the rental period if required.
